Overview

PROMIS is a multi-tenant property and real estate management platform built for companies managing residential estates, apartments, commercial spaces, and mixed-use developments. It unifies every function — from pre-sales and unit selection to building management, billing, and full accounting — in a single system deployable across multiple companies and projects.

The system handles high-frequency billing cycles (IPL, service charges, utilities) with automatic schedule generation, virtual account integration for payment collection, and real-time mobile financial reports for owners.

What I built

  • Multi-tenant backend architecture supporting multiple companies and projects from one codebase with isolated data per client
  • Billing engine: auto-generates AR schedules for recurring charges (IPL, service charge, sinking fund, utilities, overtime) and produces invoices with virtual account payment integration
  • Sales management module: unit siteplan selection, booking flow, KPR/KPA submission tracking, and agent commission calculation
  • Full accounting layer: AR, AP, cashbook (bank in/out, petty cash), general ledger with period closing, trial balance, and financial combine reports
  • CRM Mobile App API: WA & email blast gateway, bill notifications, payment status, and announcements consumed by the client mobile app
  • Contract management with milestone-based progress billing, claims, reversals, and retention release
  • Inventory and logistic module: purchase requests, supplier quotations, GRN, stock movements, and stock opname

Challenges

The biggest design challenge was keeping billing logic generic enough to handle the variety of charge types (fixed, utility-metered, time-based overtime) while still generating correct, auditable journal entries per transaction type. The solution was a parameterized mapping layer between billing events and GL accounts — clients configure the mapping, the engine handles the rest.
